BOOKINGS:

Bookings are made on behalf of the Owner of the property at the prices stated on the Rental Agreement.

The minimum rental period is generally a 4-night stay. A Home To Rent reserves the right to modify the prices in the price list when necessary. The number of persons (adults and children) must not exceed the number of sleeping places indicated in the web pages, except in the case of infants (under 2 years old) provided that the Renter brings a travel cot and its relevant bed-linen otherwise we can supply a cot for a one-off fee of £30. In the event that the maximum number of individuals is exceeded, A Home To Rent reserves the right to refuse or revoke the booking. The substitution of persons during the rental period is forbidden unless previously agreed with A Home To Rent. The Client must not sub-let or assign the rental of the apartment, unless previously agreed by A Home To Rent. Any change or the addition of extra people will automatically and without notice bring the contract to an end.

RESPONSIBILITY:

The Tenant and his/her guests are responsible for securing their personal belongings including jewellery and other valuables, as well as the house it self, which includes locking all doors and windows while away. The Client may not use the properties for any purpose other than of a private holiday residence for the accommodation of the Client and his/her guests unless otherwise agreed upon in writing by A Home To Rent. The Client shall not engage in any activity or practice that is or may become a nuisance or annoyance to the Owner or the occupants of adjoining properties, or that might invalidate any insurance policies affected on the property.

BOOKINGS AND PAYMENT POLICY:

Select a property and we will confirm its availability.

A Home To Rent will send you a Rental Agreement, which you will need to complete, sign and resend by return.

We require full payment eight weeks prior to arrival.

For bookings made outside the eight week period, we require a 25% Booking Deposit to hold the property. This is non-refundable.

Please note: As soon as the payment of the advance is processed, A Home To Rent will issue confirmation e-mail to the Renter and the Property Owner or his representative. At this stage the "requested period" can be considered booked.

THE RENT

1) The booking Deposit is 25% of the Rent and is payable only by Credit Card or by Bank Transfer.

2) The Balance of the Rent can be paid by Bank Transfer or by Credit Card

CHECK-IN & CHECK-OUT TIMES:

Should you arrive in London by plane or train we can quote and book a taxi with our trusted company. We will arrange during working hours (10am - 6pm Monday to Friday) for you to be met by one of our representatives at the property. We cannot guarantee an early let-in unless you book the apartment from the night before, but we will do our utmost to fit in with your arrangements where possible.

Alternatively, you can be met by one of our representatives outside the working hours for an extra charge of £40 (week ends, evening times and bank holidays). You will need to contact our office to arrange and confirm this service.

CANCELLATIONS:

Should you need to cancel the booking, a refund is subject to us being able to re-let the property. We do advise therefore to take travel insurance to cover this eventuality. THE REFUNDABLE DEPOSIT:

All reservations require a Refundable Damage Deposit (stated on the Holiday Tenancy Agreement) due upon arrival (in cash only) to our Representative at the check-in. This fee will cover any accidental damage caused and the costs of laundering excess linen.

It is refundable upon departure less any deduction made for loss or damage caused by the clients that we will agree, or for any additional costs that were not included in the letting price.

OUR REPRESENTATIVE CAN REFUSE ACCESS TO THE PROPERTY IF THE SECURITY DEPOSIT IS NOT PAID AT THE TIME OF ARRIVAL.

RETURN OF REFUNDABLE DEPOSIT:

A Home to Rent will check the property at the check out and we do request that tenants are honest about any breakages they may have caused. If we see any damages after returning your deposit we will contact you regarding this outstanding charge.

MAID SERVICE:

Should you require maid service, we can arrange this service for you. The price is £13 per hour for a minimum of two hours visit. Should you require change of linens and towels, please ask the A Home To Rent representative for further details as this is based on total number of Guests.

PETS:

Pets are admitted only under request. The Renter is obliged to advise A Home To Rent at the time of booking if he/she is bringing any pets and he/she should communicate number and size. It is compulsory for the Renter to supervise pets within the communal areas of the accommodation. Pets are not permitted in some of the Properties we represent. Please make sure to specify that you are looking for a "Pet Friendly” apartment when making your reservation.

FORCE MAJEURE:

In the event that the owner of a property elects to remove his property from the management responsibilities of A Home To Rent Ltd, the guest agrees to hold A Home To Rent harmless. In such event, the A Home To Rent Ltd agrees to provide the Guest with a comparable property at the original rate. If comparable properties are not available, the guest agrees to accept a full refund of all monies the Guest has paid for the rental of the property during the agreed rental period in lieu of any other possible damages. A Home To Rent and the Owner reserve the absolute right to require any individual to vacate a rental property for disruptive behaviour without any refund.

AGE REQUIREMENTS:

There must be at least one individual over 20 years of age who will occupy the property during the entire stay or reservation must be signed and authorised by a parent or legal guardian who will share responsibility for all costs, damages, etc.

FURNISHINGS:

Furnishings of the homes are NOT to be moved or rearranged.

PROPERTY SUBSTITUTION:

On the rare occasions in which circumstances force A Home To Rent to cancel a client’s reservation, the client can choose to book another apartment with similar characteristics among our available offers. In the case that the alternative options do not fit the client’s needs, we will refund the total deposit amount and A Home To Rent will incur no further liability.

RENTER COMPLAINTS:

If the Renter or his guests have any problem during a stay he must notify A Home to Rent Ltd and they will provide a solution. Complaints notified only after vacating the property cannot be taken into consideration.

AGENCY/OWNER COMPLAINTS:

In the case of complaints coming from neighbours or inhabitants of the apartment building due to noise or any other antisocial behaviour, A Home To Rent reserves the right to immediately cancel the reservation without refund of monies paid, and the renter will be obligated to vacate the apartment immediately.

JURISDICTION:

In the event of controversies arising from the booking and the letting, the English Court only can deal with the matter and English law only applies. By agreeing to or signing the Tenancy Agreement and by making the booking, this implies that A Home To Rent Ltd General Conditions of Letting have been understood and have thereby been accepted without reserve and without exception.
